Buying a mobile home in Spain: site and total budget

Buying a mobile home in Spain starts with checking where it can be installed and how it may be used. Choosing the layout before resolving the site can become expensive: the unit price is only one part of the project.

Resolve the site before reserving

Article 11 of Spain’s Land Law provides for express authorisation to locate prefabricated homes and similar installations, whether temporary or permanent. Having wheels is not a reason to assume an installation falls outside planning controls.

Give the local council the exact location, unit details and intended use. Ask which procedures and documents are required before committing to the purchase. Installation and use as a permanent residence must be checked for that particular site.

For a campsite or someone else’s land, get the pitch terms, duration, charges, use restrictions and end-of-agreement arrangements in writing. Buying a unit does not mean buying the land.

Compare the complete project

  • The unit, equipment and included accessories.
  • Transport, access route, unloading and any crane.
  • Base preparation and installation work.
  • Water, drainage and electricity connections that are feasible and authorised.
  • Necessary applications, taxes and professional services.
  • Maintenance and recurring site costs.

Ask the quote to identify who handles each stage and what happens if the delivery vehicle cannot reach the site. Send access dimensions and photographs to the transporter; saying “a car fits” is not enough.

Assessing a supplier

Look for a traceable offer naming the seller, unit reference, condition, delivery arrangements and warranty terms. A generic photograph, starting price or “turnkey” description needs detail before it becomes comparable.

Before making a payment

Resolve site feasibility, the complete budget and reservation or cancellation terms in writing. For a used unit, also request a condition report and repair history. This guide replaces an earlier supplier ranking that lacked sufficient evidence for a verified comparison.
